What is a PREFAB House?

Generally, these are pre-designed house models, and you only need to choose the model that you like. However, we'll explain everything you need to know to have your prefabricated single-family home

What material is it made of?

One of the aspects to clarify before selecting this type of construction is to understand the material of prefab houses, as the price, possibilities of modification or expansion, as well as their execution, will vary based on the material.

Prefab Wooden House
As the name suggests, the main material is wood, but there are different models. Some are entirely made of wood (both interior and exterior), offering a more rustic or mountainous appearance, while others have a wooden core structure but are finished with other materials such as cement and plasterboard, giving them a more traditional house-like appearance.

One of the main characteristics of prefab wooden houses is their excellent thermal insulation, making them a suitable choice in colder climates. However, wood is flammable, so fire-resistant treatments are often needed to comply with building codes.

Prefab Concrete House
This type of construction is more similar to the traditional construction we are familiar with, with the difference that both the structure and facades of the prefab house are manufactured in a concrete prefabrication facility. The main material in this case is concrete (walls, floors, ceilings, etc.).

Prefab concrete houses offer high structural performance and good fire resistance. The cost of this type of construction is usually comparable to, or sometimes even higher than, traditional construction. However, the advantage is that prefab construction is faster.

Prefab Container House
This option has gained popularity over time. It involves using old shipping containers that are no longer useful for their primary purpose as the base of the prefab house.

In a prefab container house, the structure and some of the enclosing elements are provided by the containers themselves. This type of construction can be modular, with each module corresponding to a container.

Since containers come in different sizes, prefab container houses can be configured as modular units. After modularization, the house can be covered with various materials to achieve the appearance of a conventional house.

There are other types of prefab constructions, but the ones mentioned above are the most common in the current market.


PREFAB House Projects


The desire to have a prefabricated construction doesn't change the fact that what you're creating is a house. Therefore, it's important to emphasize that prefab houses require building permits, as they are considered houses and must comply with the Building Technical Code (CTE).

To obtain the necessary permits for prefab houses, you'll need an Architect and a Technical Architect to prepare, sign, and submit a project to the local authorities.

There's no difference between a conventional housing project and a prefab house project. Both need to comply with the Building Technical Code (CTE) and the municipal regulations of the area where you intend to build, in order to obtain the necessary permits for installing a prefab house.

To get a permit for a prefab house, you'll need to submit the complete project to the local authorities. This project will be reviewed by the technical department of the municipality, and upon approval, the permit for the prefab house will be issued. This project will focus on the construction of the house, but it should also include other aspects necessary for installing a prefab house:

  • Geotechnical study
  • Topographic study
  • Descriptive and construction report
  • Budget and specifications
  • Plans and calculations for the house's foundations
  • Plans and calculations for the structure
  • Plans and calculations for installations
  • And more.

It's important to keep in mind that many companies offer turnkey prefab house services, which include the house project, permits for prefab houses, and the involvement of an architect and a technical architect. However, this can impact the overall cost of the turnkey prefab house.

Other Projects You Might Need
When planning to build a house, it's not just about the cost of the prefab house itself. Consider that the house will be placed on a plot of land, and you might need to adapt the land to accommodate the prefab house. This could involve projects like foundation design for the plot, retaining wall projects, parking area projects, or even a pool project. These additional projects might arise when planning the construction.

Construction Permits for Prefab Houses
To begin construction of a prefab house, you'll need a permit for major works (Building Permit) from the local authorities. This permit will be issued once the municipality reviews and approves the project provided by the architect. To complete the process of obtaining the building permit, you'll need to pay the corresponding fees for construction taxes (ICIO) and waste fees.

Not obtaining the required permit can lead to penalties.
